Provided project management services for this 360,031 SF build-to-suit construction project for the Environmental Protection Agency. This LEED Gold USGBC rated facility holds many innovative and state of the art technologies. Specific and unique facets regarding this project include MSDS documentation and compliance; pre and post construction phase indoor air quality compliance; managing client Health and Safety team inspections; LEED compliance such as Measurements and Verification controls; utilization of recycled products; daylight harvesting; and environmentally friendly finishes to name a few. The facility is the first LEED Gold building in the GSA National Capital Region. Project finished within budget totaling $30,500,000.00.
Our team provided project management services for the 226,000 SF build-to-suit GSA-leased building in the University of Maryland Research Park/Enterprise Campus in Prince George’s County, Maryland. The space is comprised of 70% open environment and 30% for enclosed offices, support and mission-specific use, with mission critical (24×7) operation occupying approximately 14% of the facility. The building is a state-of-the-art facility that will be able to support prediction of weather events two weeks in advance. It is an environmentally sustainable project that is required to achieve a Leadership in Energy and Environmental Design Version 2.1 (LEED) Silver rating.
This 283,000 GSF adaptive re-use design-build project involves the restoration of the historic exterior masonry facades together with a completely new super structure set. The project is addressing life safety, structural, and egress issues of the exterior and replication of selected portions of the interior while achieving a LEED Gold certification. This project received a Construction Management Association of America (CMAA) Project of the Year Award. Our team was involved in all project phases, from reviewing program requirements and design documents to monitoring construction and coordinating DHS’s furniture activities and installations. The project involved all CSI divisions including architectural, structural, HVAC, plumbing, electrical, fire protection, and elevators.
The 7th & D project is a multi-year renovation project, totaling 612,000 USF at completion. BCS and our teaming partner Procon successfully completed the first Relocation and Transition Phase which involved designing, planning, and managing the consolidation of 2,200 DHS tenants from the East side of 7th & D to the West side of 7th & D. The reduced footprint required the implementation of a reservation seating system involving a concerted effort that included training sessions to ensure seamless integration. Our team oversaw the decommissioning phase of the vacated spaces at 7th & D and multiple leased buildings in DC. This project showcases the mandate to make more efficient use of the Government’s real property assets and reduce the total square footage.
BCS served as the full-time on-site Construction Manager for the 424,000 SF, $74M interior fit-out construction of new office spaces to meet a lower utilization rate and design the building to Level 4 Security. Unique characteristics included blast resistant glazing and ballistic barriers, Childcare Center, and column-less Commissioners Meeting Room. Responsibilities included project oversight, design review, submittal review, inspections, developing procurement packages, developing cost estimates, and coordinating with tenant-controlled IT/AV/Physical Security vendors. Our team was proactive in helping to resolve problems and minimize claims by mitigating circumstances that could lead to claims, resolving conflicts promptly, and keeping the GSA advised of potential disputes.
In October 2022, BCS was awarded a 10-FTE task order to support the GSA's Office of Design and Construction with Senior Project Management support of GSA-leased and owned buildings throughout the National Capital Region. The scope of work encompasses projects from inception to close-out, requiring support in the following areas: leasing, design, construction, negotiations, procurement, closeout, site and construction inspection, and miscellaneous tenant issues. Types of projects include: alterations to office and lab spaces, computer room and IT facilities, conference centers as well as electrical and mechanical systems upgrades, minor repair and alteration type projects and new construction of office buildings.
BCS Inc., served as the Construction Manager for this 100,000 SF, $4M building renovation project to optimize current operations and functionality of the building. The project included reconfiguration of lounge areas and collaboration rooms; construction of a gender-neutral restroom; exterior façade improvements; miscellaneous mechanical systems improvements and more. Other responsibilities included project oversight, design review, submittal review, engaging with stakeholders, inspections, developing cost estimates, developing scopes of work for design and construction, punchlist, and closeout. The team encountered design issues with the new chiller for the IT Closets. During design review, BCS corrected the issue by recommending the installation of new isolation valves and working with the control contractor to reprogram the system at no cost to the Government.
BCS, Inc., served as the Construction Manager for this project, which included design-build air handling unit (AHU) modernization ($1.7M), Conference Room 5AB & 8AB renovations ($4.3M), garage and loading dock overhead garage door replacements ($400k) and miscellaneous life safety system improvements ($200k). Responsibilities included project oversight, design review, submittal review, engaging with stakeholders, inspections, developing procurement packages, developing cost estimates, developing scopes of work for design and construction, coordinating with tenant-controlled IT/AV/Physical Security vendors, reporting, daily reports, progress meetings, punchlist, and closeout. These are GSA-owned buildings in the same geographic region as Zone 4. The project involved work in many of the CSI divisions with focus on mechanical, electrical, fire life safety, and tenant interiors.
